Health & Safety Issues

The issue`s of health and safety have been a grey area for many organisations. Midland Letting & Sales Limited prides itself in ensuring that the safety of tenants prior to the start of the tenancy commencing is 100% up-to-date.

  • We will ensure that all Gas appliances are inspected and regulated by a registered Gas Safe Inspector. A safety certificate will be issued prior to the tenancy commencing.
  • We will also ensure the electrics throughout the property are checked by a qualified electrician. Most landlords have an "NIC/EIC" report whichs determines the safety of the electric`s within the property. Though other approved bodies can carry out tests in line with current regulations.
  • A "PAT" (Portable Appliance Test) will be carried out on electrical items provided within the property.
  • Smoke alarms are provided as standard, in addition to Fire Blankets and Fire Extinguishers.
  • All furniture will be of a modern standard, meeting the BS 7177 kitemark. In short items of soft furnishing will have flame proof materials within.

Our Property Management Team

In many cases we act as a managing agent when you take a property through Midland Letting & Sales Limited  We have trained property managers who act swiftly in the event of an emergency occurring and will answer all of your concerns appertaining to letting law and customer services. 

Charges

Unfortunately, like all business`s we have to charge for our services. There will be an admin fee payable by the applicant which will vary dependant on circumstances, although you will find these to be very competitive. Student applicants will pay £125.00 each, though discounts may apply in some instances. A student applying for a single property will pay a minimum of £195.00 with an additional charge of £50.00 should a guarantor be required. Standard rental applications are charged at £295.00 (for a single person) with and additional £25 for each applicant over the age of 18 applying to rent the same property (though discounts may apply dependant on the property). Commercial applications are charged at £350 (All charges quoted above are inclusive of VAT).

Any other charges during tenancy are listed in the tenancy agreement, (we will issue a sample tenancy agreement which contains details of renewal fees and penalty charges prior to entering into a tenancy).

Credit card charges will incur a 3% surcharge and debit card payments will incur a 0.5% surcharge on all payment s made 

All current tenants please note the following:

Should you encounter and emergency at your property, please refer to your tenancy agreement, where telephone numbers are provided for either an advice line or your landlord. Should you smell gas, turn off the gas supply from the mains and call National Grid on 0800 111 999.  Should you have a water leak, isolate the water from the mains stop cock. In the event of an electrical fault, check your fuseboard for tripped switches before you call your landlord or the advice line. 

As the weather gets colder, please ensure that you keep your heating system turned on as this will prevent your water pipes from freezing. As a tenant, you may be liable for any damage that occurs as a result of a burst water pipe resulting from an inadequate heating source. It is also important to check the boilers water pressure gauge ensuring it is between 1 and 2 bars
