Through regular property visits and extensive experience we strive to exceed your expectations and to give you the advice and service you expect. We offer a ranges of services to suit each individual and in many instances we have discounted rates throughout the year. The maximum we will charge you for the services we provide based on a choice of services are as follows:

Just a Let

Some Landlords may not require all the service that an agent offers and is more than capable to handle the process of letting and managing a property and may only seek to receive assistance from an agent for the basics: marketing, viewings, advice on tenancy agreement, reference checking and credit checking. We will charge a flat fee of £125 for Just a Let


The Let Only Option

This option provides the Landlord with our marketing expertise and experience of the current rental market. You will have a tenant that has been screened by us, reference and credit checked, the first month’s rent and dilapidations deposit will be collected. We will prepare an inventory of the property. We will inform the utility companies of a change of occupier. Your investment is therefore in a position for you to manage throughout the term of the tenancy agreement, in the knowledge that Midland Letting & Sales are a phone call away should you need any further assistance. We will charge a one off fee to the equivalent of 2.5-weeks rent plus vat.

The Rent Collection Option

This option provides the Landlord with the key benefits of a Let Only and allows the landlord to be more directly involved with the day to day management of the property for issues such as repairs, inspections and general tenant queries.  Our role during the course of the tenancy is to ensure that rents are collected and paid to you whilst also ensuring you are kept abreast with the changes in legislation. We will handle and renegotiate extensions of tenancy before the end of the initial fixed term. We will hold the dilapidations deposit in an approved government scheme and handle the move out inspection at the end of the tenancy. Again the charge above applies for setting up the tenancy along with a fee deducted from all rents we receive on a monthly basis of 6.5% plus vat. A further charge of £30 is charged to cover deposit protection. 


The Fully Managed Option
The fully managed option provides the Landlord with a comprehensive and great value service with the knowledge that management issues are dealt with by us. Key benefits of this option include monthly rent collection, allocation of safety inspections, periodic inspections, fault assessment, property maintenance, breakdowns, general tenant queries to name but a few. All management issues are dealt with by us. This plan is for the landlord who wants complete peace of mind and assurance that they will only be contacted if and when necessary.  When the need arises for an tradesman to be used, with your permission one of our trusted associates will attend and deal swiftly and competitively with the job at hand. Your investment is therefore safe with us. Again the charge for setting up the tenancy applies along with the deposit protection charge. A monthly management fee of 10.5% plus vat is deducted from rents that we receive on your behalf.


Houses of Multiple Occupation (HMO)
If you have a property in use as a HMO, or propose to convert your property to one which has a number of self-contained units, let us advise you on the regulatory issues and agree a management plan. We have extensive knowledge and experience in this area.


Corporate Landlords
If you have a portfolio of properties, a block of flats or you represent the management company for your building, then we can offer you a range of very competitive property management services, which will be tailored to your individual circumstances. We will allocate you an individual letting consultant along with an account manager when the property is let and managed by us
